Massachusetts Town Tax Rate Changes, Residential Property Rates

You'd think that property rates, on a relative basis, wouldn't change too much. Towns and cities, in general, change very slowly, so the revenue required should also change slowly.  For the most part, that's true.  But since property values can change quickly, the town tax rates can also change quickly.  

If you look at the chart below, many rural towns in MA - those who have not benefited as much from the current upcycle in real estate - have had to move their tax rates up.  At the bottom of the chart, are mostly communities where the real estate prices have advanced the furthest, and generally much faster than the communities at the top of the chart.  Not sure what that means?  Well, go ahead and ask!
