But let's not talk about me. If you're here, I bet you might be one of the following Real Estate Personality Types. Which type are you? Hop on the couch and lets talk.

 

Confusion: Your House Didn't Sell, and you Don't Know Why

If you've marketed your house recently, and it didn't sell, you should ABSOLUTELY, POSITIVELY know "WHY" that is. I have talked with TOO MANY sellers who, even after months on the market, don't know why it didn't sell. Either their agent didn't know, didn't tell them, or didn't want to hurt their feelings. If you want to end the confusion, please contact me. This feeling isn't necessary, and I can explain why in as little as 20 minutes.

Doubt: I'm not sure which homes are worth the money, and which are not.

Yes, pricing homes in a slow moving market is not easy.  In a fast moving market, it's even trickier.  Will the house sell this weekend?  If there are multiple offers, how high should I go? What types of capital expenses might I incur the first two years I live in the property?  If it's been on the market a long time, does that mean there are problems or is it just at the wrong price?

Buyers have questions.  I have answers!   I have both a reliable pricing methodology and many competitive bidding tools that can help you purchase with confidence.

Frustration: Your Last Agent Promised Little, and Did Less

Yep, they put the sign on the lawn and waited. And waited. Little or no showing feedback. Less advice. The only thing they kept saying was "lower your price". Heck yes, I'd be frustrated too. It doesn't have to be this way. Your real estate agent should be a first rate communicator, and even if they don't always have good news, should be the first to share it. Turn that frustration into communication, and see what happens.

Apathy: You Believe Real Estate Agents are All the Same

Well, I agree that many (too many?) of them are kinda similar. But there are a few - a very few - who are not. You will know who these are when you meet them. They talk different. They think different. They tell you things that you didn't know, or help connect the dots in more helpful ways. They are available even when you are not selling or buying a home. Judge for yourself. My blog is just the tip of the iceberg, but I know you won't find another like it - anywhere. It's useful, yes, but it's only 10% of what I carry around in my head.  Come find out the rest, and turn Apathy into Enthusiasm!

Exhaustion: I've been looking for six months, and I can't find a house.

Even in tight markets, it shouldn't take six months.  Don't become a victim of "Buyer Burnout", and purchase a home just to be done with the process. You need a good spot for the next X years, let's help make it the right one.  Often, you're making assumptions that are flawed - just a little - in some way, and if we can fix that, we can help you make the right choice, and get you a home that will make you happy!

Stressed: You know you need to get the maximum when you sell. But what is that?

At what price are you no longer competitive?  What types of inexpensive investments will help you get the most for your home?  Is the market going up? Sideways? Down?  Do you have elements to your home that you know buyers will object to? What kind of marketing do I need and really works? I can help provide rational and detailed analysis to show you where you stand, and help you push the levers so the market likes you more.

Desperate: You know you need to sell NOW. But there are many obstacles, and frankly, you'd like to do this privately

Life has plenty of bumps in the road.  They are your bumps though, and don't need to be shared with the neighbors. Sometimes things happen and selling the house is the last thing you want to do, but you need to do it anyway.  I can help with a plan, and although I can't do all the heavy lifting, I can help get you from A to B.

Guess what?  You can buy a house without an agent.  You can sell a house without an agent too.  It's optional.  Most people use an agent though because they believe that there is a value proposition in having an expert guide them through the experience.  I love this quote of Albert Einstein who perfectly describes the where my fire is for this business.  I seek to add value. Simply put, my job is to maximize the value proposition for you.  I strive to be knowledgeable in housing construction, zoning, floor plans, renovations, the current market, pricing, buyer preferences, flips, income property, financing basics, and all sorts of housing issues that most people do not readily think about unless they have already experienced it.  There are many buyer agents who will open doors and say "do you like it?".  To me, that is not a value add.  You can do that yourself!  There are many listing agents who will say, "It's time to drop the price" without an explanation as to why.  Too busy I guess, or maybe they don't know why!   My feedback and testimonials demonstrate that people appreciate my telling them things they didn't know, wouldn't have guessed, and pot holes we didn't fall in.  It's not just smart talk though - read the blog!  I've got the data to back it up.  I would argue I have the most comprehensive market data collection in Metrowest - and it can be used to help you!

The housing market changes every day.  Relying on lessons you learned six months ago, or six years ago won't help you today. It's imperative to stay sharp, learn every day, and continually take that knowledge and divest it in such a way as to add value to the customer experience. Most people only buy a house every seven years.  Let me tell you, what you needed to know seven years ago has nothing to do with what today's market dynamics are.  Such is real estate.  Only a commitment to staying focus on the now will create the type of customer experience I am looking to give you.

There are those in real estate who seek to be the Oracle of Housing Information.  They will tell you what to do, what to buy, what your house is worth.  I do not think that is the job.  I think the job is to give you the information.  To show you the tradeoffs.  To outline multiple strategies for getting from point A to point B.
