It sounds obvious, but a big part of what people buy is the floorplan. While some floor plans are "standardized" there are always small variations between floorplans that can make big differences. At Heisler & Mattson Properties, we do a floor plan for every listing - large or small - because we see the difference it makes in the open houses. Home buyers are almost always happy when the floor plan is provided. There are several reasons:
1. Memory: House hunting can take a while - floor plans help people remember what the home looked like and how it fit together
2. Furniture: Some people have furniture that will only fit in certain spaces. Dining room tables, master bed sets, even certain sofa are common issues people try to work around. Floorplans let them go back and measure!
3. Special needs: Some folks have very specific needs. They know they need to work around most homes, but with a floorplan, it's easier to study and understand what the options might be.
A typical floorplan that we would hand out at the open house might look like this:

On the internet, we have more options. We actually integrate our floor plans with photos. We use little icons to show people where the photo was taken, so they can see the point of view right from that room. It's like Google Maps street view, but for your house! This techniques is great for folks to go back and study when they are writing offers - and helps to guarantee that they aren't overly cautious!

We think floorplans are very useful in helping your home get the market's highest value. Did you know? Most listings (about 75% or more) don't use floorplans. We think that's crazy. When considering an agent to sell your house, ask about floorplans! Selling a home is a huge financial consideration, so don't skimp on the marketing!
