Ashland Housing Market Statistics Overview

 

Ashland remains hot for buyers, who are clearly still focusing on Ashland's attractive pricing and schools for homes. The Market Time is up a bit, but sales are still outpacing actives - and there's nothing in the pending report to suggest otherwise. Still surprised, with this demand, that buyers remain cautious - $/sq foot is essentially flat, but I would have expected some upward momentum. We'll see as we move through the other reports this month.

 

 

Shadow Inventory Update: Well for 3 reports in a row, bank affected inventory has remanded the same, some combination of 11 homes that are either foreclosures or short-sales. At 12% of the market, it's a good size number, demonstrating that buyers are demanding compensation for bank properties, and preferring straight up sales with people. It's possible these properties are keeping a lid on prices in Ashland, we'll have to see what happens if/when those number shrink or grow. But no evidence here that "a ton" of foreclosures are going to hit the market. If they are, it hasn't started yet.

  • The Dollars paid per Square Foot in Ashland is $175 (vs. $178)
  • There was an Average Sold Price of $331,760 for sold homes.
  • Ashland, MA has 5 properties (vs. 4) advertised as lender owned/foreclosure (typically foreclosure) .
  • Ashland has 6 properties (vs. 7) advertised as short sale is going to be needed by lender .
