Analysis of Ashland Housing Market Statistics

Ashland has heated up some more, and we might be seeing some price pressures finally taking hold.  Normally, I don't comment on average sale price changes from report to report, (small changes don't mean much), but Ashland took a over a 10 increase since the last report.  There were almost as many homes sold in the last three months (40) as there are on the market (50), and folks, that's HOT.  Just about everything is selling near list price, and selling quickly, as the average days on market for sold dropped to under 100 days. Although it looks like the sales numbers will soften a bit going forward, part of that is simply there's nothing to buy in Ashland.  Buyers, if Ashland is your first choice, get aggressive, don't be so picky, or broaden your search. Attractive properties are selling near list price, so don't think you can negotiate much if a cute neighborhood house came on - you're likely to run into competition. As a result, there's not much to buy in Ashland.
