The Ashland, MA Homes For Sale Market Report

 

This cycle of reports will have a new feature, the historical trend mapping, such as the one below. The most important line is the HSI trend line, as it shows the supply/demand curve in the market. I've figured out a way for these reports to be interactive, which means they'll be updated each time I do a new report. (Cool, huh?)

 

What we see is a continuing strong market for Ashland, but when I looked at the historical data, I see an interesting trend. Despite the strong demand for a year, average sale prices are down (25%) and even $/sq foot prices are down in Ashland over the last year. What gives? Well, average sale prices aren't a good indication of anything (only slightly worse than median sales prices, as noted in several of my posts). But it is surprising that $/sq foot is also down. Granted, it's not by much, just 4.5%, but that's more than I think it should be, based on the latest activity. My theory? With just the June closings in the books, we don't have enough recent sales to counteract the lower numbers (and good buys) that people negotiated at the beginning of the year/ last fall. So the next report should reflect rising numbers. We'll see if that's what happens.

 

 

 

 

Overall, the demand numbers in Ashland have been super strong - as shown by the HSI again over 100. That's a red hot market, and sellers with strong properties have had plenty of activity and offers. Buyers have seen the good ones go fast, but the market has moderated a bit of late, as is typical in the summer. Also note a big drop in foreclosures and short sales - from 11 properties down to 6 - which will be an interesting trend to watch to see if it continues throughout metrowest.
