Boston, MA, recent housing Statistics, 750-1000K (1 Million)

Boston, like most cities, is a diverse, complicated metropolitan area.  But as the starting point for real estate trends in Mass, I thought it would be useful to look at the momentum and current status for the city, to see how it is trending.  To assist with the analysis, I've broken this data in to several parts, by price range.  This section covers the Sub-300 K market.

• Boston has 137 single family/condo homes listed as Active
• Boston had 130 single family/condo sales in the last 6 months, and 27 single family/condo sales last month
• Boston had 12 single family/condo homes in pending last month
• Boston Solds single family/condo sales over the last 6 months have averaged 115 Days on Market

With Solds in this price range hanging around less than 4 months, sellers have seen good traffic, and competitive offers for their property. Buyers have seen increased competition, especially for condominiums in this price range, as many desireable homes are moving off the market quickly.  This demand, coupled with a solid if not spectacular Active/Solds ratio, suggests that prices have increased in Boston, and may continue to do so without an increase in active properties, or a fall off in demand.  This market is far less certain than the lower levels, and is probably weaker do to the lack of financing as you exceed FHA mortgage maximums, and other financing constraints in the current environment.  Should the supply increase or demand weaken, it is possible that prices in this segment could fall, but overall the market looks stable.
