On to Bolyston, MA. Boylston is a smaller town, less inventory, so we typically see larger swings. Right now, what we see is a lot of inventory in Boylston, with the largest number of homes for sale in some time. I don't see too many pendings, and if the the number of days on market continues to grow, we'll see some price changes for sure. That means buyers who are looking in that area should take another swing through, as their could be some values in a pretty picked over market in neighboring towns.

Down below, we have the updated chart. It looks like things are cooling off in Boylston, but prices are up 15% on a square foot basis ($138 to $159) from last January. That's going to create some caution from buyers, who probably feel the market has run too far ahead.

 

 

 

A little uptick in bank impacted property, as the foreclosures are back, with 3 on the market. The short-sales have thinned out a lot though, and on such a small data set, probably not wise to read in to it too much. They aren't going to help prices keep on their current pace though, that's for sure.
