Analysis of Single Family Home Statistics

 

Boylston is pretty stable, some signs of the seasonal pull back, but no real movement in the active/ solds ratio, days on market, or sales in the last three months to indicate that things are worsening for sellers (or improving for buyers.) Inventory, is very thin for Boylston, and it would take very little additional activity to really improve things for sellers. Also interesting is that the Actives Days on Market is actually under the sold Days on Market, and that could be a early indicator of a tightening market.

Boylston Town Common

Boylston has seen a bit of weakening for sellers in the days on market, but it's not much of a trend yet, and likely reflects seasonal slowing, which we would expect to continue into next month.  The Active/Solds are reasonably balanced and the market looks balanced between buyers and sellers, but this is a small sample size, and folks should be wary of reading too much into them.

  • Boylston, MA has an Average Sold Price of $ 333,000 for sold properties

 

 

Boylston has balanced inventory, and a slower market than some of the other competing towns.  As a smaller town with limited inventory, buyers should be aware that it could take some time to find the right property for them, and may want to consider looking at homes that were marketed last year, but are not currently on the market (ask me how!).  Sellers should be aware that the market is likely to be price and condition sensitive, and homes should be prepped for sale before listing.
