Here in Clinton, we see another inverted price curve.  It's on limited data, and I think it's pretty clear there's a distressed outlier pulling it down.   But still, we see rationality in the market, and buyers unwillingness to pick up properties that need work.

Here also, we see inventories at record lows - indicating the market is probably improving for sellers.  There's certainly nothing in the price data that indicates falling prices so far. 

What should potential home buyers do in Clinton?

Home buyers won't find much - with 9 homes on the market.  Those homes have been sitting around, so they are pretty picked over.  We're seeing a lack of listing inventory, as COVID impacts the listing market.  Sales are still brisk, but a bit slower.
