The Framingham Mass Homes For Sale Market Report and Statistics

April

The price chart here looks familiar - consolidating opinions on what prices should be.  Buyers still leaning up, but not aggressively.  Sellers lowering expectations.

Can’t see the chart? You can find it Here .

Framingham is the biggest town we've looked at in a while - but the trends hold.  Falling transactions, falling inventories, steady prices.  The number of buyers are dropping - or out of cash.

What should potential home buyers do in Framingham?

Home buyers won't find much selection, even in a town as big as Framingham, largely due to COVID, but it's been falling for years, and this is just icing on the cake.  Well priced homes are moving quickly - but not quite as quickly as the past few years, showing that buyers are getting more sanguine about prices.  Don't assume you're competing with 10 buyers - you probably aren't.

What should future home sellers do in Framingham?

Home sellers should see that is is a good market, but only if your home is in A condition.  after that, the buyers get picky, and expect discounts for homes that need work.  Pricing is very important in a market like this.
