Framingham continues to improve for sellers, and put a hurtin' on buyers. The HSI moved up, impressively, to 118, where it will probably peak for the year, but what a peak! Home sales average just 84 days on market,

and you can also see that in the average days on the market for the actives - just 135. With houses not sitting around, that means sellers aren't going to be giving away the store - expect tough negotiations with sellers. Clearly, if you have a good condition, good location home you want to sell you can!! And, you should be looking to "test" the market upwards - it's likely there's buyers out there who are willing to push up based on this data.
The foreclosures are back - but modestly so - at just four. Short-sale stay the same. Pending home sales are strong, and this data will keep looking good through the end of the year, even if it cools off a bit.
