  • Framingham, MA had 240 single family sales (vs. 269) in the last 6 months, and 27 single family sales last month
  • Framingham, MA had 15 single family homes in pending last month
  • Framingham, MA has an Average Market Time of 95 days (vs. 88) for sold properties
  • Framingham, MA has an Average Sold Price of $ 329,000 for sold properties



Framingham continues to be tight, as sales continue to put pressure on prices.  Inventory actually shrunk in this report, but that was mostly offset by a similar reduction in sales.  The Days on Market and tight Active/solds ratio identifies Framingham as one of the tightest markets in Metrowest.  Potential sellers should consider listing their homes to take advantage of the imbalance, buyers should be aware that the most attractive properties will go quickly, and could be competitive if they are well priced, and they should be aggressive accordingly.  Prices in Framingham have moved well off the lows, and look poised to continue gains into 2011.
