  • Grafton had 67 (vs. 89) single family sales in the last 6 months, and 7 single family sales last month
  • Grafton had 3 single family homes in pending last month
  • Grafton has an Average Market Time of 152 (vs. 149) days for sold properties
  • Grafton has an Average Sold Price of $ 398,000 for sold properties

 

Grafton, Massachusetts has seen the sales momentum decrease sharply, and since we look six months back for our Active/Sales ratio, what that means is that May was a great month for Grafton, and November didn't replace it.  Actives remain stubbornly high, and days on market also suggests that the Grafton market is weaker for home sellers.

 

Looking closer, the actives are not top heavy, or loaded with New Construction, as they have been in other towns noted on the blog.  Rather, the overload of inventory is through most of the price ranges. With 34 homes for sale under 300K, 34 for homes from 300-500K, and 32 homes for sale from 500-700K, the distribution is about as even as it gets.  Buyers should be able to get good selection, and be able to make some of the better informed decisions.  Sellers should continue to adjust prices and work with offers more than typical, as the buyers aren't spending much time in Grafton at the moment.
