Analysis of Housing Market Statistics
Grafton has seen the sales momentum decrease sharply, around 40% or so, from the peak in our market reports. Actives remain stubbornly high, and days on market also suggests that the Grafton market is weaker for home sellers. Actives, however, have begun to decrease, which could be a positive sign, or just a seasonal pull back, we'll see in the next report.
Looking closer, the actives are not top heavy, or loaded with New Construction, as they have been in other towns noted on the blog. Buyers should be able to get good selection, and be able to make some of the better informed decisions. Since some sellers have been on the market for a year or more, they may be excited to receive offers that are lower than they would have taken in the beginning. Sellers should continue to adjust prices and work with offers more than typical, as the buyers aren't spending much time in Grafton at the moment.
