The Holliston Homes For Sale Market Report

 

A running theme on this blog has been the strong demand in Natick over the last couple of years. What happens when the demand for a town outstrips the supply of housing? Well, first the bargains go. Then good houses go for more than asking. Then houses go up in value. And then, the buyers go elsewhere. Where might buyers who started in Natick go? Well, they might go to Framingham (and they have), they might go to Hopkinton (and they have in droves), and some would go to Ashland. They might also go to Holliston, and that is how we will segway to today's chart.

 

 

 

 

Holy Rising Red Lines, Batman! What on EARTH is going on in Holliston? Well, Holliston had gotten a little inexpensive relative to some of the surrounding towns, and when buyers realized prices were attractive, they gobbled up homes like stuffing on Thanksgiving. 78 home sales in 3 months! Prices went up about 4%, and the HSI jumped up to 110, which we all know is very, very good for sellers. Not so for buyers, unless they got in Early. As we are in August, we're going to see the July sales start to trickle in, and they are going to look good for sellers across most of the towns. Here's some evidence of that.

  • There have been 103 houses sold in the last 6 months, and 78 homes sold in the last 3 months.
  • There was an Average Market Time of 104 days for just SOLD homes.
  • There is an Average Market Time of 135 days of the homes For Sale.
  • The Dollars paid per Square Foot in Holliston is $186 (vs. $178 )
  • There was an Average Sold Price of $392,085 for sold homes.
  • Holliston has 2 properties (vs. 3) advertised as lender owned/foreclosure (typically foreclosure) .
  • Holliston has 4 properties (vs. 3) advertised as a shortsale is going to be needed by lender .
  • Holliston “Hot Seller Index” (HSI):110 Last Report: 81
