Another day, another chart. Note that for most of you, you can actually float your mouse over my charts, and they'll pop up with the actual numeric data points. Try it! It's cool....
Ok, so what can we see about Hopkinton now and over the last two years?
Well it's Hot, Hot, Hot - posting the best HSI in that time frame - 110 - this month. Look at the way the sales and the actives diverge in the last period, with inventory dropping, and sale jumping up. There's been 135 sales in the last six months, but 105 of those have been in the last three - that tells you it was a GREAT spring for sellers, and it was. I saw several homes sell for much more than I think they would have been worth this summer, when things are slower, but the homes for sale in Hopkinton are so few, I'm not sure anymore. There's still a lot of demand, and Hopkinton remains a hugely popular market for buyers. So far, prices seem steady, as Hopkinton jumped quite a bit last year, but I think in the next report we'll see a bump.
Never further proof as to the strength of this market? Well this is the second report in a row where we have no foreclosures, and short-sales are down to just one. Hopkinton is a good sized market to have no bank impacted inventory, and that's exactly where we are headed. Shadow Inventory leaves no shadow in Hopkinton.
