Marlborough Housing Market Statistics Overview
Marlborough has see things slow down a bit. Inventory is down, but not as drastically as we've seen in some other towns. Things are still selling pretty solid, but not as aggressively as we've seen in the last report. The result is a neutral market, favoring neither buyers or sellers. I'd be inclined to say that the buyers look to have gained some leverage, but the average days for solds is pretty steady in the 130's and for that to be true I'd expect it to be more in the 150's or more. The good stuff is still going fast.

The bank owned and short-sale properties continue to clog up the market with 21 - over 20 percent. And it doesn't seem to be going down. This ultimately restricts the inventory for a good percentage of buyers - and may give sellers additional leverage going forward.
