Marlborough has improved for sellers a bit, owing a bit to the spring buying splurge we've seen throughout Metrowest, but it remains a neutral market. The best homes are selling quickly, but there's not enough demand just yet to really put pressure on prices. Buyers should be prepared to move quickly for A condition properties in good locations, and sellers should get good traffic in all prices ranges.

In a surprising positive development for Marlborough housing, we see reductions in both foreclosures and short-sales in this report. They are still high - over 10% of the market, but have been cut significantly in this report, and that is certainly the right direction.
