OK, things are heated up in Medfield this spring, leaving a market very tough for buyers. Let's see what happened:

 

 

 

When you see the green and yellow lines diverge like that (Actives falling, sales rising, that's usually the formula for a rising Hot Selling Index and potentially price increases, which is what we see here. Great news for home sellers, as the HSI climbed above 100 for the first time in a long time, and prices rose too- $/sq foot set a record since I've been tracking it. Not so good for buyers: Active for sale houses is just at 57, the low in the past year. Not much too choose from.

 

 

Foreclosures and short-sales stay the same in this report, no increase or decrease to discuss - the impact in this market is marginal.
