Lovely Medfield is the next stop on our housing data journey. A popular - and pricey - destination for Metrowest housing, we'll see how they've done in the chart below.

A couple of things here that I do see. First is that the number of homes for sale is down sharply from last year at this time. There really just hasn't been enough coming on to keep the sales moving. So we also see weaker sales at the 3 month mark, as they are sharply less than the late spring months. The fall has been much more subdued, so I expect this is not the last report where we see 3 month sale softness.

Another element that I see which surprises me a little is that prices are firm. Not only have they not gone up, they may have retreated slightly. Either way, they aren't moving much, which is surprising just because most of the other eastern towns have seen stronger price momentum, but we don't see it here in Medfield.

- There is an Average Market Time of 164 days of the homes For Sale (currently for sale).
- The Dollars paid per Square Foot in Medfield is $233 (vs. $236 in the last report )
- There was an Average Sold Price of $656,849 for sold homes.
- Medfield has 0 properties (vs. 0) advertised as lender owned/foreclosure (typically foreclosure) .
