Medfield Housing Market Statistics Overview

 

Medfield is where many of the other towns are at this point. Inventory is thin, and has been hanging around for a while, as Days on Market for active properties are up sharply, showing little new inventory coming on. Transactions are down, but so are inventories, and sales are still outpacing actives, showing that sellers are still pretty much in control in Medfield. There's some balance, but I don't see a lot of buyer leverage in Medfield - many sales are going through with little to none listing price negotiation.

Short-sales and foreclosures are effectively unchanged, just worth noting that there are no foreclosures on the market for the second straight report.  We really look very similar to last year's January report, except the days on market times are quite a bit higher than last year.
