Analysis of Housing Market Statistics
Medfield, Massachusetts: No shadow inventory here! No foreclosures, and only two short sales. The market has weakened a bit statistically, but looking two reports back, what we're really seeing is last years unsuccessful sales have returned to the market after a December hiatus. As noted in Hopkinton, the market here is really split, with the sub 700K market moving briskly, but most of the actives are well north of that number, with an average list price over 800K. So above 800K, sellers are looking for buyers and have substantial competition, but below 600K, buyers will find the market very difficult, and sellers should see great traffic and quick sales for houses priced correctly.
