Analysis of Housing Market Statistics
Milford, Massachusetts has not seen a big rise in either foreclosures (holding steady at just 4) or short-sales (moved up slightly from 14 to 17). That's 21 homes that are lender tainted, about 15%. It's enough to put some pressure on prices, but with so few being foreclosures, probably not enough to focus on.
The rest of the statistics show the same trend as the majority of the towns followed on these pages. A large rise in inventory (homes for sale) since the last report, and an almost equal rise in the last three months sales - showing that the market is seeing a good number of transactions. In Milford, as elsewhere, the numbers still look short to me of a tightening market - I think when the fall comes we'll have more to buy than last year - but it depends a lot on how many transaction close by the end of July.
