The Milford, MA Homes For Sale Market Report

Simply a monster spring for sellers in Milford. Buyers found it much tougher than at any time we've been tracking Milford, as Milford posts an HSI above 100 for the first time. We see all the basic hallmarks of a strong market: declining numbers of homes for sale, an average market time for solds under 100 Days, and rising $/sq foot, as it jumped $8 to $138. Milford still presents a lot of value at this price point, but with so little inventory left, it will be hard to find houses that don't need a lot of work or aren't really overpriced.

 

As a side note, the backlog of foreclosures and short-sales, which were previously putting pressure on $/sq foot and prices in general, seems to be abating, as the numbers are way down in this report. Foreclosures go from 8 to 3, and short-sales from 16 to 11. Still a lot of short-sale for so few active properties, but that will just make the market feel tighter. Sellers, if you're looking to sell your house in Milford, the fall could be a great market for you!! These numbers suggest there are plenty of buyers still looking.
