The Millis Homes For Sale Market Report

 

OK, we have records here for Millis and we have records for the blog. Millis has set a record with my Home Seller Index at 140 - edging out several reports for Natick in the high 130's. I also think that 18 homes on the market is the lowest I've seen for any town (and those two items are related, obviously.)

 

According to my data, prices in Millis are up over 8% since February of this year - an impressive run.  I'm often talking about how town get HOT and COLD, and back in February I was pushing buyers to check out Millis, and I guess they liked what they saw, because they've been buying everything since.

A run like this though, now means that there's very little left to buy, and we'll see the HSI come down in the next report simple because the pace is not sustainable. We'll have to see if the price jump is sustainable, but with inventory this low, if you were selling your house, would you lower your price? Probably not - and that will likely be the mentality of most sellers.

• The Average number of Days on Market was 109 days for just SOLD homes.
• There is an Average Market Time of 148 days of the homes For Sale (currently for sale).
• The Dollars paid per Square Foot in Millis is $180 (vs. $176 )
• There was an Average Sold Price of $354,397 for sold homes.
• Millis has 0 properties advertised as lender owned/foreclosure (typically foreclosure) .
• Millis has 3 properties advertised as a short-sale is going to be needed by lender .
