The Northborough Homes For Sale Market Report
Northborough has slowed down a little, but the lack of inventory is what is really constraining the market. With just 101 days on average for sold home, the demand has stayed good. Sales are down, but actives are also down - just 68 - which is a new low. Those looking in Northborough are not finding a lot of options, especially since about 20 of those 68 are in pending. Here's the chart.
Unlike last time, we are seeing the sales (the yellow line) follow the active line (the green line). That's what we see when there's not enough houses! A market getting softer would show the active line moving up, but that's not what we see.
In another note, the number of short-sale is up - probably reflected optimism that banks will help them shed their debt. I agree with that - I think Banks are getting smart about getting the debt off their books.
