Northborough Housing Market Statistics Overview
Northborough looks a shade better, but that's probably just because the of the seasonal "quitters" that will come back on after the holidays. Sales haven't really picked up - although they've held steady in the late fall, a positive - but the number of active properties has fallen substantially. Buyers are still picking up property, as the pendings (that will show up in the next report) definitely point to a tighter Northborough market going forward. Buyers are clearly taking advantage of the softer Northborough market to drive good deals, as the Average sold price is down in Northborough, where it is up on about 85% of the towns I cover on this blog.
No substantial change in the foreclosure and short-sale markets, those homes are making up a little bit more of the for sale homes than is healthy, but the number is holding fairly steady, and those properties are finding buyers even this late in the season. Remember buyers, banks often dump short-sales and foreclosures before year end, so if you're in the market, now is the time.

- There was an Average Sold Price of $369,003 for sold homes.
- Northborough has 5 properties advertised (vs. 3) as lender owned (typically foreclosure) .
- Northborough has 4 properties advertised (vs 4) as short sales required by lender .
- Northborough “Hot Seller Index”: 76 Last Report: 70
