Best Way to Comply with the Smoke Detector Law In Massachusetts

Residential smoke detectorImage via WikipediaHello!  If you're here, you're probably planning on getting a certificate from the Fire Department saying your home is in compliance with the updated Smoke Detector Law.  Means of enforcement for the law typically is done when homes are sold.

You can read most of the law on-line, a link to some pertinent parts is here: But it's pretty complicated for a regular person.  So here are some tips to help you get in compliance.

  1. When in doubt, ask! 
    The local Fire Department will be coming out to do the inspection.  They can tell you what you need to know.  Generally, the code has gotten much easier than it was when I originally wrote this article.  Most fire departments will accept photoelectric smokes with a 10 year lithium battery.  Note if your home is hardwired (see below) you need to keep the same kind, and in rare cases you may need to upgrade (re-wire).  This is more likely in multi-families.

*Important Note*  We are starting to see the emergence of hi-tech smoke and CO detectors - the kind that are internet enabled.  ALWAYS check with your local fire department before assuming that because these are the latest and greatest, they will be OK.  Some of these units don't work when the power goes out - and in a fire, the power goes out!!

  1. If you're smokes are 10 years old, be prepared to replace them.  The manufacturers warranties on most the devices end at 10 years, for various reasons, and as such, they typically need to be replaced, and such replacement is usually required by the inspector.  Even if they aren't 10 years old, you may need to replace them.   See why next!
  2. Avoid Ionization Detectors.   Generally, these are not going to be accepted by the fire department.  If you go to the hardware store, you'll notice this are suspiciously cheaper! 
  3. Look to see if your home is hardwired - before going to the hardware store.  Different towns have different regulations as to which dwellings must have hard-wired detectors.  The easiest way to figure out is to look at one of your smoke detectors by removing it from the ceiling and looking.  If it's got wires that go into the ceiling, make sure you look closely at the adapter, or better yet, take the smoke to the hardware store and make sure you get a compatible replacement. Old Smoke Detectors may not have compatible plugs with new models, meaning you'll have to change the wiring harness too. I have found 95% of the time you need to rewire the harness.
  4. Where possible, see if you can get new detectors that will "fit" on the existing mounting template. Well it can't hurt to try can it?  This one isn't likely, but you may get lucky - and save yourself the addition difficulties of mounting your smoke in the ceiling.

  • Don't forget, Carbon Monoxide will be checked too.  There's tips for that in the next post, but both systems will be checked.  Both the CO (carbon monoxide) and the smoke laws have changed since the last time most people bought or sold a home, so read up, and be ready for that inspection.

Winter Forecasted to be Harsher than last year

Cold?  How much and how long?  Last year's accu weather long range forecast was for less snow, and we did have a milder winter last year, with less snow.  Let's see if they can go 2 for 2.

In short, they have forecasted a typical winter in terms of snowfall, with larger than normal variances in temperature, which means some days in January could be warmer than we have a right to hope for!  They are, however, cautioning that November and December could be a tough start to the winter.

Sudbury, MA : Real Estate Trends and Commentary

  • Sudbury, MA has 141 single family home listed as Active
  • Sudbury, MA had 114 single family sales in the last 6 months, and 18 single family sales last month
  • Sudbury, MA had 12 single family homes in pending last month
  • Sudbury, MA has an Average Market Time of 147 days for sold properties
  • Sudbury, MA has an Average Sold Price of $ 691,000 for sold properties

Sudbury has a slightly softer market than some of the surrounding towns due to it's much larger section of luxury properties.  Still, sales are averaging comfortably less than 180 days, and the ratio of Actives is only slightly outpacing sales at this point.

Real Estate Investing: Multi-Family Cash Flow Analysis

How to Determine Multi-Family Cash Flows

When I sit down with first-time investors, many of them are unsure how to look at investment property and evaluate it.  It's different than shopping for single-families, where the choices are more reflective of what the buyer actually needs/wants.  Here, you're really shopping for a building that will be a good investment.

Pirate's GoldImage by Mykl Roventine via FlickrSo, let's take a look at that at a high level.  Basically, a good investment property is one that will allow you to make money (that's the investment part), so all buildings need a business plan breakdown.  That means we need to look at revenues (primarily rent) and costs.  

Multi-Family Revenue Calculations

The first step is to get a handle on revenues, whether you're looking at annual or monthly, you need to know what the building can produce right now.  Usually, the seller has existing rents, but whether he does or not you need to make your own determination about the rent.  Is the seller giving the tenants below market rent to keep them?  If so, that means you may be able to raise the rent, and that increase in revenue could turn a soft building into a winner.  Is the seller exaggerating rents?  This can happen as well.  If you aren't sure the rents are possible, or it will be a risky trying to keep tenants at those prices, you should adjust them.  Better to be conservative now then have vacancies later!

Multi Family Investment Cost Estimates

Now, costs.  The first two are the mortgage and the taxes.  They are typically 70-90% of the expenses for income property.  Make sure you're converting them to monthly or annually just like you did with the revenues, and make an adjustment for other costs: Electric, water, insurance, maintenance. Electric and water are usually nominal, but every building is different, and you'll need to check.  Lastly, heat is a very special case:  In buildings where the heat can not be metered/seperated, it's is usually the landlords job to pay the heat bill.  This is not ideal (for lots of reasons), but since paying for heat can really throw your calculations out of whack, so you'll need to get a handle on it for sure.

Once you've got your numbers, you'll be able to determine the monthly cash flow for the building.  This is an estimate, but an important one.  You'll probably notice that in general, the more units a building has, the better the cash flow - up to a point.  Many buildings don't offer good cash flow and if it's not obvious how to improve it, I'm not sure those buildings make sense as investments.

Southborough, MA - Home Sale Trends and Analysis

  • Southborough, MA has an Average Market Time of 97 days for sold properties
  • Southborough, MA has an Average Sold Price of $ 652,000 for sold properties

 

 

The towns small size and the sale of several luxury homes well north of $1 Million have produced an eye-popping average for sold properties, but don't be fooled - although values are up in town the values there are consistent with valuations in other Metrowest towns.  The Southborough market looks to be softening just a bit, with inventory creeping up, and sales slowing, but with average market time still below 110 market days even for actives, Southborough has remained a good place for sellers. Southborough's access to the pike and popular no-district school system have made it a first stop for many buyers and the activity this year reflects that.

Northborough, MA - Home Sales Trends and Commentary

  • Northborough, MA has 66 single family home listed as Active
  • Northborough, MA had 67 single family sales in the last 6 months, and 11 single family sales last month
  • Northborough, MA had 8 single family homes in pending last month
  • Northborough, MA has an Average Market Time of 140 Days for sold properties
  • Northborough, MA has an Average Sold Price of $393,000 for sold properties

 

 

With an average market time for the solds at 135 days, the Northborough market continues to look fairly neutral for both sellers and buyers.  Northborough is currently one of the softer areas in Metrowest, as many are running well under 120 days sold.  Similar look at prices shows prices over the last 6 months stable with prices over the previous 6 months.  There has not been any significant change since the last report.
