The towns small size and the sale of several luxury homes well north of $1 Million have produced an eye-popping average for sold properties, but don't be fooled - although values are up in town the values there are consistent with valuations in other Metrowest towns.  The Southborough market looks to be softening just a bit, with inventory creeping up, and sales slowing, but with average market time still below 110 market days even for actives, Southborough has remained a good place for sellers. Southborough's access to the pike and popular no-district school system have made it a first stop for many buyers and the activity this year reflects that.
