Real Estate Sales for Grafton, MA - Home Sales and Real Estate Market Report (November, 2016)

The Grafton Homes For Sale Market Report

The Grafton Report is in, with great news for home sellers.  Prices look pretty steady: 

but the underlying data is far more positive for home sellers.  The HSI (home selling index) is at a record.  The number of homes for sale is dropping to a point where the market is clearly getting tight.  And Days to Offer for a property is near a low of 45.  Prices haven't moved in a while, but this data suggests that will be short lived - prices look to be headed up.

This shouldn't be a huge surprise- Shrewsbury is very tight, and prices are markedly higher.  Westborough too has marched higher.  Sooner or later the value proposition in Grafton is too compelling, and buyers flood in to scoop up the relative bargains.

What should active home buyers do in Grafton ?

Many of the homes on the market are new construction, and they've been sitting around as placeholders for the developments.  It's distorting the time on market - but don't be fooled.  Things are moving fast, and homes in good condition are getting snapped up.  Be aware that pricing in Grafton can vary a bit depending on where you are, as commutes are not all the same in Grafton.

Home sellers should still aim for a big first weekend and price competitively.  If you're a little under, the market will catch you up.  Buyers will be getting more aggressive, so first weekend sales are certainly possible, with the right property and good marketing.

What should active home buyers do in Framingham ?

Home buyers will find a tough market where the turnkey properties are moving quickly.  Even the less desirable properties are moving within a couple of months - very fast for properties that need work.  With prices at these levels, I'd encourage Framingham buyers to examine the value proposition in other towns - on a relative basis, Framingham looks a little frothy.

What should potential home sellers do in Framingham ?

Home sellers are helped out greatly by inventory that remains tight, and no shortage of buyers.  If you're looking to move fast, you almost certainly can.  If you're looking to do well on price - you can do that also, but it may take a little work.  Getting your top dollar will still require getting your home in A condition, but there's plenty of pressure on the buyers and they'll likely pay up.

The price action in Clinton is - uh - odd.  It's always been a little less consistant than other towns, but this is really odd.  Prices seem to have recoverd to a new high, but current sellers are asking, as a group, far less than current sales.  There must be some outliers that are really pulling the data down.

What should active home buyers do in Clinton ?

Clinton is a tricky town to get a hold of; there's a lot of high risk property that isn't for the feint hearted.  Buyers should be cautious and diligent looking for property.  Without a doubt, the best properties are moving quicker, as the town is getting hotter each report- an HSI of 225 is nothing to sneeze at for sure, and prices do look to be at a new high.

Home sellers can rejoice at the dwindling inventory and uptick in transactions.  Home buyers are coming to Clinton, and they are moving their prices up to grab the best properties. With buyers moving quicker, getting your home ready is super important, as typically 80% of your traffic can be in th first 14 days.

Charlton continues to move forward, following price rises in Worcester.  The last year has probably been the best year for Charlton since we've been tracking.  Sellers are noticing too-  carefully moving prices up in advance of the buyers demand.  Buyers are paying up - not going crazy, but follwing the price rises.

Home buyers have choices.  Note with an HSI of 132, and sales in averages of 62 days, things aren't flying off the shelves like they are further east.  Not all price ranges have inventory, however, and new construction makes the market looking softer than it actually is.

Real Estate Sales for Berlin, MA - Home Sales and Real Estate Market Report (October, 2016)

 

The Berlin Homes For Sale Market Report

Berlin is a small town, so there's not a lot of data.  That has the effect of making the data reports a bit of a mess.  Looking at the Berlin price history, you'd think everyone was a bit crazy.  They aren't though, it's just that when you have only 6 homes on the market for a town, if one of them has a crazy price, that 18% of your data set out of whack.  Still though, the trend is upward.

When the base trendlines move around, it's good to look at the trends of all the data points.  For Berlin, I see that days on market for successful sales remains around 60 days, as it has for 2 years.  That has been a mark for rising prices.  Sales are strong too- with 30 sales, that's good for second best in all the reports.

What should active home buyers do in Berlin?

You'll have to be patient.  In a town that only has 45 sales a year, you have to get a little lucky to find the one you want.  Much easier to be a seller in Berlin - but even then houses can sit a while.

It's the best market since we've been tracking.  With few options, you'll see the buyers think long an hard about each option on the market.   That's great news for sellers - it makes a quick sale more likely.

Real Estate Sales for Ashland, MA - Home Sales and Real Estate Market Report (October, 2016)

The Ashland Homes For Sale Market Report

Although the headline HSI data is down, rather sharply, prices continue to move up, and homes continue to sell fast.  The HSI is down because the number of homes for sale has doubled -from 12 to 25 - but 25 is not very many, it's just that 12 was really low.

What should active home buyers do in Ashland?

Active home buyers will find a little more inventory, but they may not like what they find.  The properties that are still on the market have been on for almost six months, and in a tight market, that represents items that are not popular.  The prices on those items will need to come down.  Clearly, the best stuff is moving very, very quickly, so buyers should be poised to move fast- even in the slower fall market.

Home sellers will find buyers even this late in the year willing to come out and see their property.  That's good!  But you need to be ready in a tight market - 80% of all the buyers will probably make up there mind yes or no very quickly.  Look your best, price right, and you won't be on the market long.

Ashland, MA : Condo Sales Statistics, Trends and Analysis (Oct)

Ashland Condo Market

Ashland has a big condo market - one of the biggest in Metrowest - so I keep an eye on it, as it really tells us a lot about the real estate cycle and about condo and single family price trends.  When condos are doing well, it tells us we are in a mature cycle, well off the lows, and that people are having trouble finding single family houses that they like in their price range.  Prices can move up fast, and they have been.  Here: 



The green line shows that since July of 2014, prices are up 13% for this segment of the market.  Prices have finally achieve the levels last seen in 2005 in fact, after almost a decade of falling lower and then climbing their way back.  That 's not great news for Home Buyers, but it is for Condo sellers.  Here's some more good news.

 

The number of actives is still really small compared to the number of transactions.  With a HSI at 300+ - for over a year - condo prices will continue to climb.  In fact, the number of active properties is quite misleading, as most of the active condos are all in an over 55 community and very few re-sales are available.  If you have a condo in Ashland, you can be very aggressive on price - and it will probably sell.

Top Five Tips for Attending an Open House - Without Your Agent

Top Five Tips for Attending an Open House

I try very hard to be at as many open houses with my clients as possible.  But sometimes, it's not possible - after all, there's only one of me!  In that case, you'll be at the open house with the seller's agent - and they are not there to help you!  Here are some tips to make sure you keep your options open. 

 

Tip #1 - Remember your Game Face

When I'm running open houses, I am often shocked at the number of people who come to me and say, "I really like this house!" or "We've been looking a long time, and this is what we're looking for!".  Statements like these which seem like harmless small talk, are not.  They tell an experience agent that you might be writing an offer - and your motivation is high.  If I know you're likely to commit to the house, I'm probably going to tell my seller to hold out for more, and you'll probably pay more.  In a similar vein, if a sellers agent gets enough positive feedback, they're much more likely to go out and look for multiple offers.  The best thing to do is be non-committal, and try to be unnoticed.

Tip #2 - Don't Trash The House

I'm equally amazed at the number of people who are willing to say things that are not nice.  "It's way overpriced". "I hate the kitchen".  "Who would want to live here?"  There's a school of thought that by pointing out all of a homes flaws (which the agent likely already knows!) is that you'll help yourself later when you put an offer in.  This is not true.  Many seller agents are easily offended - and they'll remember you.  Instead of encouraging their seller to come down in price, they are more likely to make you pay more - because they don't like and trust you.  Again, the best thing to do is be non-committal, and try to be unnoticed.

Tip #3 - Don't Get Lulled by the Furniture

You aren't buying the furniture, so try not to look at it.  Properly staged and prepared homes sell for more because they look nicer, but that advantage is temporary.  Buying a house is about floorplan, location, lot, and the cosmetics that stay put.  This also works if the furniture and styling is not to your liking!  These things go - and unpopular furniture choices can sometimes obscure a hidden gem.

Tip #4 - Check the Infrastructure

Always check the roof for obvious sign of distress, the burner and A/C for age, and the windows for possible replacement.  Most people with catch the kitchens and baths, but miss the infrastructure, and it costs just as much to replace. 

Tip #5 - Sign In Your Agent

When asked to sign in, do so - but sign in your agent.  This is good practice and accepted local industry standard.  If you leave your information, the agent may call you direct and ask for offers or feedback - and if they call you then your agent can't tell what the story is.  Most agents have a lot of experience handling competitive bids and situations where you need to move fast - so you want them on the other end of the phone.  As buyer agents, we're much more likely to understand the actors we're dealing with on the other side, and this can help you put your offer in the best light - or know when to hold out to pay less.  If you don't have an agent yet, you should get one!  Most seller agents are very friendly, but don't be confused - the job of a seller's agent is to make the buyer pay as much as possible!

Real Estate Sales for Westborough, MA - Home Sales and Real Estate Market Report (September, 2016)

The Westborough Homes For Sale Market Report

Just looking at the price data, it looks like buyers are getting squeezed in Westborough.  I'm not sure that's entirely accurate, this is either a snap back from an odd downturn, or the down turn was a "data anomaly" and things have really just been pushing higher slow and steady.  How to tell which?  And does it matter?

I don't think it matters a lot; but I do think that it's just a bad month of data at that low point.  The reason is that the HSI is actually lower than it was six months ago, and it's only in the 120's.  Really good, but not good enough for a big price spike.  So things are probably just steadily moving up, in tandem with many of the surrounding towns.

 

What should active home buyers do in Westborough ?

As we've noted in many reports, try not to limit yourself to one town.  Also, consider properties that need more work than you'd like - they may be the best deals, with the higher return.  With interest rates headed up, the pricier properties are more at risk of a stall - but I think we are still a bit always from that yet.  Certainly, we need more inventory, and lack of homes for sale inventory is the central issue.

What should potential home sellers do in Westborough?

Home sellers should probably not reach too high.  You can see in the price chart that on average, sellers are stretching things, but not too far out of the buyers reach.  That keeps the offers coming, and keeps property moving.  Not everyone is getting the memo, as the homes that are still out there are averaging four months.  Four months in this market is an eternity, you really shouldn't be out there that long!  That means your property needs a fix, or a drop in price, or both.
