Southborough, MA - Recent Home Selling Statistics, Trends and Analysis (Feb)

 

  • Southborough has 49  homes (vs. 59 in the last southborough home sales report) listed as Active
  • Southborough had 31  (vs. 36) houses sold in the last 6 months, and 16  homes sold in the last 3 months
  • Southborough has an Average Market Time of 149 days (vs. 137)  for SOLD  homes
  • Southborough has an Average Market Time of 162 days for ACTIVE homes
  • Southborough has an Average Sold Price of $ 701,137 for sold homes
  • Southborough has 0 properties advertised as lender owned (typically foreclosure)

Analysis of Housing Market Statistics

Southborough, Massachusetts: Well, on the surface, the numbers for Southborough don't look terribly good for sellers. And with so little to buy, they don't look good for buyers either. But look for a major switch in the next report, as 20% of the Southborough inventory disappears off the market. Will it get replace by new sellers? Not until the snow starts to melt, I would suspect. We could easily see a jump into neutral territory. But for the moment, Buyers still have some leverage, those 162 days on market for the average home will leave some sellers feeling anxious.  Also of note, the very high average sales price for homes.  The lower end in Southborough is having trouble moving, as the price point can be a tough one for first timers.

  • Northbridge has an Average Market Time of 147 days for SOLD  homes
  • Northbridge has an Average Market Time of 302 days for ACTIVE homes
  • Northbridge has an Average Sold Price of $ 269,925 for sold homes

Analysis of Housing Market Statistics

Northbridge, Massachusetts: Market time and Home Sales have worsened a bit in Northbridge, as have many towns this month. Since we look six months back, we're dropping June - a big sales month - and averaging in December and January, which are not. 147 days on market suggests that buyers are in the driver's seat, and if the sales don't pick up that will be the case, as we're developing a bit of inventory overhang in this market . The high time on market for active properties looks alarming, but the new construction listings over at shining rock, at 1500 days or so, are really affecting those averages.

  • Northborough has 54 (vs. 57 in last Northborough Home Sales report)  homes listed as Active
  • Northborough had 49  (vs. 53) houses sold in the last 6 months, and 20  homes sold in the last 3 months
  • Northborough has an Average Market Time of 155 days (vs. 153)  for SOLD  homes
  • Northborough has an Average Market Time of 180 days for ACTIVE homes
  • Northborough has an Average Sold Price of $ 368,343 for sold homes
  • Northborough has zero properties advertised as lender owned (foreclosed)

Analysis of Housing Market Statistics

Northborough , Massachusetts has seen the market weaken a bit statistically, but look for that to change sharply in the next report, as I noticed a good chunk of the actives are pending and will be sold by then. Like many towns covered here, the inventory is really, really low in Northborough, and I'll be watching the inventory numbers very closely to see how much pressure will be on the market this spring. No foreclosed properties noted in Northborough, tracking the shadow inventory will also be a focus here in 2011. No evidence of it here though. Sellers: Be cautiously optimistic, as Northborough is pretty balanced, and is certainly a salable location, but the market has slowed down in the last three to four months, so be prepared to wait a bit. Buyers: Not much selection here, and some price ranges won't have many choices. But some homes on the market are really looking to sell, so there could be some opportunities here as well.

Shrewsbury Loses High School Principal - Hudson Gains Principal

It has been rumored for a while, but it became official this week, as Shrewsbury Principal Brian Reagan is pulling up stakes and has agreed to be the principal for Hudson High.

 

Both Shrewsbury and Hudson have made significant strides over the last twenty years or so in improving their districts.  Shrewsbury has really proven its ability to find good administrators and manage their schools - despite a inability of the town to pass any prop 2 1/2 overrides for school related funds.  Here's hoping that changes soon!

Analysis of Housing Market Statistics

Millis, Massachusetts has an average to softer market, and has remained stable since the last report.  Data is very limited due to both the towns size and the limited turnover, so the statistics are likely price range sensitive, meaning don't read too much into them!  Small towns can have very tight markets in certain price ranges, and softer markets in other price ranges.  If you're thinking of buying or selling in Millis, please contact me and we can discuss your situation in greater detail.

Moss and your Roof: How Serious a Problem is it?

Lichens, which require no soil, are often the first culprit on a roof. It seems that as the lichens get established, they provide the "soil" for other things that can grow on roofs, such as moss. I have to tell you, lichens are tough critters. Anyone who can grow on an asphalt roof in 140 degrees of summertime heat is one tough customer.

Concerns of Roof Lichen and Mosses

Well, we all want our roofs to last as long as possible, and many folks are concerned that their roof could be impacted by the growths. The lichens themselves, having no (or virtually no) root system, are unlikely to cause damage themselves to a roof, but since they can invite other organisms that do, over a long period those other organisms can interfere with the granuals that protect your asphalt roof, and perhaps with the roof base itself. (Note: as Asphalt is far and away the most common roof type, we are specifically talking about that type.) If you're concerned that the moss is getting out of hand on your roof, it may make sense to call in an expert, and see if it's serious enough to shorten your roof life.

Treatment of Roof Lichen and Mosses

There are chemical treatments for the problem, some are quite pricey, but I've also seen a simple mix of bleach and water to be recommended. Again, much would likely depend on the amount, and the types, of growths you need to battle, and in any case I would have discuss with an expert any serious problem, to make sure you don't do more damage than is already there! For example, I've also seen (on the great wide internet) recommend that you sweep or brush it off, but I think most people would tell you that sweeping your roof is probably both hazardous and NOT good for your roof - you could be sweeping loads of good granuals off your roof, and that is not good either!

Prevention of Roof Lichen

I think the simplest, most cost effective way is probably to add zinc strips to your roof. Again, probably not something to do yourself, but this is probably pretty cost effective for a contractor. The zinc mixes with rain water and creates an environment unsuitable for the lichens that started the problem, and if you get rid of those, or just keep them at bay, you can probably deter the rest of the organisms that come your way. In practice, I haven't seen very many homeowners, or home inspectors, issue much concern over these growths, but we can always file this under the best practices section!

  • Marlborough has 121  homes (vs. 108 in last report on Marlborough Home Sales) listed as Active
  • Marlborough had 115  houses sold (vs. 120) in the last 6 months, and 56  homes sold in the last 3 months
  • Marlborough has an Average Market Time of 125 days (vs 117) for SOLD  homes
  • Marlborough has an Average Market Time of 179 days for ACTIVE homes
  • Marlborough has an Average Sold Price of $ 296,907 for sold homes

Analysis of Housing Market Statistics

Marlborough , Massachusetts:  In Marlborough, the market momentum has continued to soften.  Market time for solds has risen steadily from the 90's to 125 days, and increase of a month in a short span of time.  The actives had shrunk by 30%, but have rebounded.  Clearly, as often happens this time of year, many sellers, especially those with higher market times, left the market but now are back on looking for a Buyer, as is typical.  Sellers should watch the spring numbers carefully, and see if the buyers return this winter to keep pressure on the market, which has moved from a Seller's market to a neutral market.

  • Medfield had 58  houses (vs. 67) sold in the last 6 months, and 22  homes sold in the last 3 months

Analysis of Housing Market Statistics

Medfield, Massachusetts: Medfield has seen seasonal adjustments in actives and sales, but as the holiday season ends, it appears that the buyers have returned to Medfield.  Market time for solds has started to fall, and it looks to me that there isn't enough inventory to stop it from falling further.  If the number of actives doesn't increase soon, we could see some significant changes in the Medfield numbers.   Buyers should be aware that competition in the lower price levels of Medfield can be very strong, and they should not wait long if they find a property that they like, and be prepared to make sacrifices under 500K.  Sellers looking to move up the price range in Medfield could find it an ideal time to do so, as lower price properties is in demand, with decent selection in the upper price ranges.

Analysis of Housing Market Statistics

Hudson, Massachusetts: With an average market time of solds clocking in at just over 100 days, the market for homes in Hudson continues to be strong for sellers, especially of entry level (sub 350K) property.  Recent sales activity has continued to taper off, but this has been offset by an similar reduction in active properties, resulting in a market that is still tightening for sellers.  The upper price ranges are moving quickly as well if priced right, with the top 12 homes showing active market time similar to the lower properties.  Buyers should be aware that Hudson is competitive, but has softened just a bit.

  • Hopkinton has 56  (vs. 57 in the last Hopkinton Home Sales report) homes listed as Active
  • Hopkinton had 73  (vs. 88) houses sold in the last 6 months, and 30 homes sold in the last 3 months
  • Hopkinton has an Average Market Time of 95 days (vs. 101) for SOLD  homes
  • Hopkinton has an Average Market Time of 123 days for ACTIVE homes

Analysis of Housing Market Statistics

Hopkinton, Massachusetts remains one of the hottest markets in Metrowest, and actually saw their Time on Market decrease in December, which is very unusual for this time of year, especially when it is so good for sellers.  Sales continue to outpace actives, a situation which is reaching the unsustainable point.  Hopkinton is a mid size town, and the actives number is very low.  Bottom line, if you're a seller, Hopkinton is a good place to be, and I would expect good traffic this spring for a well marketed home.  Buyer should be aware that desirable properties will move quickly, especially as the weather warms up.
