BJ's to Close Westborough, MA Store Location - New Store in Northborough

Hello -

 

Just a note for those BJ's shoppers out there that the BJ's in Westborough will be closing this fall - (updated:  New Store Opens 9/10)  - and relocating to the new Northborough Crossing location.  Based on the reports, the new BJ's will probably be a lot like the one in Franklin (for those who have been), as it will be bigger, brighter, and include a gas station for members (yeah!).  For those of us East of the BJs, it'll mean some more driving, unfortunately, but I have a feeling that we're all going to get used to going to Northborough Crossing, it's going to be quite the complex.

 

Maybe a Costco will come to Westborough?  That would certainly be welcome......

Grafton, MA - Recent Home Selling Statistics, Trends and Analysis (Jan)

 

  • Grafton, MA has 97  (vs. 110 in the last report) homes listed as Active
  • Grafton, MA had 54 (vs. 67) houses sold in the last 6 months, and 23 homes sold in the last 3 months
  • Grafton, MA has an Average Market Time of 162 days (vs. 152) for SOLD  homes
  • Grafton, MA has an Average Market Time of 266 days for ACTIVE homes
  • Grafton, MA has an Average Sold Price of $ 410,831 for sold homes

Analysis of Housing Market Statistics

 

Grafton has seen the sales momentum decrease sharply, around 40% or so, from the peak in our market reports.  Actives remain stubbornly high, and days on market also suggests that the Grafton market is weaker for home sellers. Actives, however, have begun to decrease, which could be a positive sign, or just a seasonal pull back, we'll see in the next report.

Looking closer, the actives are not top heavy, or loaded with New Construction, as they have been in other towns noted on the blog.  Buyers should be able to get good selection, and be able to make some of the better informed decisions. Since some sellers have been on the market for a year or more, they may be excited to receive offers that are lower than they would have taken in the beginning. Sellers should continue to adjust prices and work with offers more than typical, as the buyers aren't spending much time in Grafton at the moment.

Analysis of Housing Market Statistics

Holliston, Massachusetts has seen the market for sellers weaken a bit. This is primarily due to the slow down in sales, which have dropped off significantly since the last report. The Days on Market is still well under 100, showing that the market remains good for sellers with attractively priced properties. Buyers should be aware that desirable homes are moving quickly, unless they are looking at new construction in Holliston, of which there is a surplus (due to the premium prices.)

Framingham, MA - Recent Home Selling Statistics, Trends and Analysis (Jan)

 

  • Framingham has 151  (vs. 168 in last report) homes listed as Active
  • Framingham had 199  (vs. 240) houses sold in the last 6 months, and 82 homes sold in the last 3 months
  • Framingham has an Average Market Time of 109 days (vs. 95) for SOLD  homes
  • Framingham has an Average Market Time of 169 days for ACTIVE homes
  • Framingham has an Average Sold Price of $ 328,000 for sold homes

Analysis of Housing Market Statistics

 

 

 

Is Framingham, one of our best markets for sellers, cooling off?  Well transaction volume (the number of houses sold) is down sharply over the past few months, almost 25%.  And the actives are down too, but not as sharply.  Market time is up, and is trending towards a more neutral number.  I think the market is cooling off, but that actives number, just 151 homes for sale in a town of over 67,000 people, basically means "where are you sellers!!"  It will take very little buying pressure - which is not in these numbers, but we are off the softest six weeks of the year - to drive down market days and push up prices.  Sellers in Framingham, take note, the spring could be really good for you to sell.  Buyers, beware! The recent quieting in the market (which is still a seller's market by all figures), may not last.  It will take significant inventory increases and a fall off in demand to significantly weaken this market.  Be aggressive if you are looking for neighborhood homes in good condition.  They will not last in this market.

Analysis of Housing Market Statistics

Shrewsbury , Massachusetts :  Transactions are down, but uniformly.  Inventory is still very light, and the market time for homes is solidly under 120.  No real change since the last report, buyers should be aware the lower price ranges are definitely picked over pretty good and should focus on newer inventory as it comes on in the spring.  Sellers looking to move out or move up should get good activity and a solid response to your home.

Sutton, MA - Recent Home Sales Statistics, Trends and Analysis (Jan)

  • Sutton  has 43 single family homes listed as Active
  • Sutton had 46 single family sales in the last 6 months, and 23 single family sales last 3 months
  • Sutton has an Average Market Time of 127 days for SOLD properties
  • Sutton has an Average Market Time of 178 days for ACTIVE properties
  • Sutton has an Average Sold Price of $ 391,000 for sold properties

There has been little change since the last report.  Sutton has low inventory, but the transaction volume is low too.  With the solds selling at 120 days on market, the market is very neutral for buyers and sellers.  Sellers need to be aware of competition, but many price ranges will have little competition and could be good opportunities to sell.  Buyers have few options, and some price ranges may have comparisons that are difficult to make.

Red Sox Position Races to Watch

Yes, the site is called Real Estate & Red Sox for a reason, folks.  It's just too much fun to stay away from.  While my crying for the Patriots hasn't truly stopped yet (I'm still having nightmares about being trapped on Revis Island), I can look forward to the official start of spring.  Pitchers and Catchers reporting.  While many might think the Sox are set at all positions, the problem is they are a little too set.  I think some surprises are in store for sure. 

Shortstop

Marco Scutaro was much better than I ever thought he would be last year. Originally I derided him as a one year Toronto wonder, a plug in for a team stacked with offense. But I was wrong. He filled in for Jacoby at the top of the order, and did surprisingly well, with a .333 OBP. He played hurt. He played steady, if unspectacular defense. And yet, his play may not guarantee his playing time. Jed Lowrie, no longer injured or sick, took the bit in his teeth when Pedroia went down and impressed, with a .287/.381/.526/.907. Sure, it was less than 200 ABs. But you can't sit a .907 OPS for long. You just can't. If the Sox think they can get .850 out of Lowrie than Scutaro will ride the pine or get traded (.721 OPS, and he played hurt!). I don't think platooning is out of the question either. But this position, more than any other, may test Francona's diplomacy this year.

 

Centerfield

No, I'm not here to tell you that Mike Cameron is a threat for CF. He's not, Jacoby is the better player at this point, and as long as he doesn't break any more ribs he gets the start. He bats lead off, has something to prove, hits lefties and righties, and if that OBP keeps creeping up he's a star. The very least he's proven to be a everyday leadoff hitter who can change how defenses play when he's on base, and he's so fun to watch. That said, the signing of Carl Crawford in left (who will be playing everyday) really leaves Cameron without a spot - unless we're talking about a platoon in right, and at Cameron's age I'm not sure he'll want to, or be able to, play right. Then again, I'm pretty sure JD Drew can't hit lefties, so maybe there are enough AB's to go around. But I'm glad I don't have to tell Cameron his 200 gold gloves don't count on this team.

 

Utility Outfielder

If you weren't impressed by Darnell McDonald - a 12 year journey man in the minors who never had more than 200 ABs in the majors in one year - you, sir (or madam), need to warm up that heart of yours because it's cold. Frankly, his clutch play out weighed his stats, as it seemed he was part of a disproportionate set of winning runs. He reminded me of Brian Daubach, who caught fire one year and left the minors behind him. He played left, center and (sometimes a bit shakily) right. Despite this, the Sox's loaded roster may not find room for him, but no matter where he goes, I hope he plays, and has a chance to prove he can play everyday.

Catcher

Sure. The Sox are set with Salty and Varitek. Ahhh - no. The Sox strategy at replacing 'Tek is still a work in progress. They have decided to bulk up on catchers - they have veritable log jam in the minors - and hope one of them gives them the defense, the toughness, the smarts, and the offense that 'Tek did so admirably and for so long. Is Salty that guy? I hope so - but there's certainly no evidence to show for certain. Watching how much time Varitek gets will be a true referendum on the situation, week by week. The real battle, of course, will be in the minors, where the Sox have no fewer than 5 catchers who are all considered potential long-term solutions. It's not an insignificant issue - having a catcher who can provide a tough at bat is the difference between having a good lineup - and a feared lineup. It will probably also be the difference in a couple of AL East crowns as well. The way I see it, with Tampa reloading, and the Yanks, as always, with the big cash register, the team that lands the offensive catcher (and it's likely only one will) has the inside track for the toughest lineup.

Analysis of Single Family Home Statistics

The market has weakened a tad for sellers, but this could just be a seasonal blip, as sales fell off a bit.  Inventory continues to decline, so we probably won't have a clearer picture about the number of sellers, in Charlton and elsewhere, until the middle of February.  Buyers should expect a thin inventory, with good properties moving fairly quickly.  Sellers should expect buyers to be picky about homes, so condition is key to getting top dollar for your listing.

Analysis of Single Family Home Statistics



 

Boylston is pretty stable, some signs of the seasonal pull back, but no real movement in the active/ solds ratio, days on market, or sales in the last three months to indicate that things are worsening for sellers (or improving for buyers.) Inventory, is very thin for Boylston, and it would take very little additional activity to really improve things for sellers. Also interesting is that the Actives Days on Market is actually under the sold Days on Market, and that could be a early indicator of a tightening market.

Boylston Town Common

Boylston has seen a bit of weakening for sellers in the days on market, but it's not much of a trend yet, and likely reflects seasonal slowing, which we would expect to continue into next month.  The Active/Solds are reasonably balanced and the market looks balanced between buyers and sellers, but this is a small sample size, and folks should be wary of reading too much into them.

 

 

Boylston, MA homes for Sale Report

October, 2010

 

    • Boylston, MA has 28 single family home listed as Active
  • Boylston, MA had 24 single family sales in the last 6 months, and 4 single family sales last month
  • Boylston, MA had 4 single family homes in pending last month
  • Boylston, MA has an Average Market Time of 157 days for sold properties
  • Boylston, MA has an Average Sold Price of $ 333,000 for sold properties

 

 

Boylston has balanced inventory, and a slower market than some of the other competing towns.  As a smaller town with limited inventory, buyers should be aware that it could take some time to find the right property for them, and may want to consider looking at homes that were marketed last year, but are not currently on the market (ask me how!).  Sellers should be aware that the market is likely to be price and condition sensitive, and homes should be prepped for sale before listing.

Analysis of Single Family Home Statistics

Ashland remains strong, with sales outpacing actives.  The short time on market (under 100 days) is further evidence that the market remains strong for sellers, as we've noted in other towns in this area (Natick and Framingham).  Buyers looking an Ashland, a good mix of Natick and Framingham, should be aggressive when homes come on in the coming months, especially if the property is likely to be in demand and is to their liking.  Sales can't continue at this pace without affecting prices.  Sellers should be aware that they have some pricing power this spring if inventory remains low and activity remains strong.
