Southborough, MA - Recent Home Sales Statistics, Trends and Analysis

  • Southborough, MA has 71 single family home listed as Active (versus 70 in last report)
  • Southborough, MA had 50 (versus 53) single family sales in the last 6 months, and 6 single family sales last month
  • Southborough, MA had 4 single family homes in pending last month
  • Southborough, MA has an Average Market Time of 102 (vs. 97) days for sold properties
  • Southborough, MA has an Average Sold Price of $ 625,203 (vs. 652K) for sold properties

 

The Southborough Market is deceptively

tight

The Southborough Market has shown a little seasonal softening, but overall data trends look fairly good with the sold time aggressive at 102 days on market.  Even Southborough's active properties have not been around too long, with an average of 122 DOM.  The active/solds ratio is a little out of balance and predicts more softening to come, but in a small town like Southborough, that can change pretty quickly. Also worth noting is that 23 (or about 33%) of the town's inventory is above 700K, so the lower price ranges are much more competitive and productive for sellers.  Luxury buyers have options but should choose carefully, as the small pool of comparables can make research difficult.

Shrewsbury, MA - Recent Home Sales Statistics, Trends and Analysis

 

 

  • Shrewsbury, MA has 178 (vs. 197)  single family home listed as Active
  • Shrewsbury, MA had 167 (vs 176) single family sales in the last 6 months, and 29 single family sales last month
  • Shrewsbury, MA had 22 single family homes in pending last month
  • Shrewsbury, MA has an Average Market Time of 112 days for sold properties
  • Shrewsbury, MA has an Average Sold Price of $ 436,769 for sold properties

 

 

Shrewsbury Remains Good Market for Sellers

With an average market time of 112 days on market for solds, Shrewsbury has gotten a little tighter since last report.  Average sale price has fallen a bit to $436K, and probably has some room to fall without any serious concerns. (Why is that? We're talking about AVERAGES, not VALUES).  Shrewsbury is a neutral market, that favors sellers with homes in good condition in favorable locations.  The inventory picture is a little blurry with a number of high end homes that are new construction clouding the inventory picture, and perhaps suggesting the market is softer than it actually is.

Recent Milford, MA Home Sales Activity

    • Milford, MA  has 110 single family home listed as Active
  • Milford, MA had 93 single family sales in the last 6 months, and 15 single family sales last month
  • Milford, MA had 9 single family homes in pending last month
  • Milford, MA has an Average Market Time of 86 days for sold properties
  • Milford, MA  has an Average Sold Price of $ 270,000 for sold properties

 

Milford is still showing an active and robust market for sellers, as the solds are averaging just 86 days.  With active properties listing quite a bit higher, and time on market significantly higher, we are seeing very price sensitive demand.  Buyers still have a good supply of choices, and going in to the winter may see some prices drop to attractive levels on some properties.

Fences, Fences: Selling a home and Fence decisions

I got asked recently about Fences and thought that this could be a good post.  Many people have fences, but when we go to sell our homes, should we add, repair, dismantle or replace?  Let's take a look at the factors that might lead into that decision.

 

First off, what is the purpose of the fence?  Is it a visual landscape enhancement?  Is it for the safety of children and pets?  Is it a practical border of the property?  Is it to provide a visual screen or a noise barrier?  The answer of what to do with your fence depends a great deal on what your fence's primary purpose is.  Let's take a look at the most common fence types, and address their utility in turn.

 

Chain Link Fence.

Chain link works for Ballfields,

but not for homes.

Chain link fence is practical to install, but over time gets bent, warped, rusty, and occasionally unsightly.  Used primarily as a border of property for safety, both of the property and those inside the fence, it generally has little aesthetic appeal.  If your home is in an area where safety is a primary consideration, it probably makes sense to fix the fence, and enhance it if possible by perhaps growing hedges or ivy along it.  Otherwise, I'd look to minimize it and remove it.  Most buyers see chain link as a visual negative, especially if it's in poor shape, and that affects curb appeal, and that, in turn, affects your sale price.  

 

Split Rail Fence

Split Rail Fence is also a practical fence to install.  While it provides an rural feel to a property, especially a larger parcel, it does little to keep pets and children safe.  If the fence cuts across your acreage in a way that makes the land feel smaller, I'd look to dismantle those sections, and repair the rest, as long as your not talking a complete rebuild.  Generally, anything that adds visually to your property will add curb appeal, but anything in disarray or disrepair just looks like a future expense, and buyer will do little to reward new projects in this market.

 

Sectional Wood Fences

There are many types of wood fences, but all require

maintenance over long periods.

An older style of fence that may have been painted or stained, but is often weathered, these fences can be attracted additions to a property.  But overtime, the untreated wood can deteriorate, sections can be come uneven, and repairs necessary.  It is not uncommon to see huge sections that need complete repair.  If the fence provides a good privacy screen, marks the borders well, or encloses the property effectively, repair is probably the way to go - but if you can, skip the paint or stain.  The additional cost (and effort) is probably better spent elsewhere, and I don't often find buyers too picky about mismatched fences, as long as you're under the 700K price point.

 

Vinyl Fences

The newer fences are typically vinyl.  Unlike wood, they start white and stay white.  They (typically) have sections that can be replace without much difficulty, should an impact damage or break them.  They aren't low cost, but the years of trouble free maintenance and the visual styles that can be achieved make it a valuable product for those looking for either safety or visual effects on their property.  Six foot high (or taller) fences will function as a privacy enhancer and a noise deterrent, if you have high traffic or noise issues abutting your property. But as mentioned throughout this post, if you have numerous sections that are broken, chipped, missing or not working, they should be replaced.  Further, if you're in a situation where the enclosure makes the back yard feel like a small dog run, and not a home, you'll have to make the difficult decision of whether the fence should come down.  Really small yards, relative to competitive properties, can be a very tough sell, and that will come out of your top line, so be honest with yourself about the effect that fence is having on your property.

Northborough, MA - Recent Home Sales Statistics, Trends and Analysis

    • Northborough has 65 single family home listed as Active
  • Northborough had 63 single family sales in the last 6 months, and 8 single family sales last month
  • Northborough had 4 single family homes in pending last month
  • Northborough has an Average Market Time of 137 days for sold properties
  • Northborough has an Average Sold Price of $ 392,000 for sold properties

 

 With an average market time for the solds at 137 days, the Northborough market continues to look fairly neutral for both sellers and buyers.  Northborough is currently one of the softer areas in Metrowest, as many are running well under 120 days sold.  Similar look at prices shows prices over the last 6 months stable with prices over the previous 6 months.  There has not been any significant change since the last report.

Natick, MA - Recent Home Sales Statistics, Trends and Analysis

  • Natick, MA has 98 (vs. 118 in last report) single family home listed as Active
  • Natick, MA had 154 (vs. 155 in last report) single family sales in the last 6 months, and 15 single family sales last month
  • Natick, MA had 19 single family homes in pending last month
  • Natick, MA has an Average Market Time of 61 days (vs. 65) for sold properties
  • Natick, MA has an Average Sold Price of $ 473,000 for sold properties

Well, I didn't think it would be possible, but the town of Natick actually saw their market get tighter in the last month.  There are fewer actives, no noticeable slow down in sales, and shorter time on market across the board.  If you are thinking of selling your home in Natick, you should know that it is in demand!!

Should I sell My Home Before Buying a New One?

Ah the great dilemma; what makes the most sense when doing that move, buying first, or selling first?  Let's take a look at the risks and options of each approach and then discuss what strategy makes the most sense.

 

Buying A Home Before Selling a Home

 

Advantages:  

Be Crazy Like a Fox when

Switching Houses

  1. You'll get the house you want, no compromises
  2. You'll know exactly what you'll end up paying
  3. You can fix up your home more easily if you aren't living in it.

Disadvantages:

  1. You could get caught with two mortgages (Yikes!)
  2. You don't know what exactly your home will fetch on the market

Selling A Home Before Buying a Home

 

Advantages

  1. You know exactly what you'll have left over when the mortgage and fees are paid
  2. You won't get caught with two mortgages
  3. You can be more aggressive with your offer on timelines with your home sold.

Disadvantages

  1. The exact house you want may not be on the market
  2. It can be harder to get a home ready to show, and live in it, at the same time.
  3. You can't be exactly sure how much the new home will end up costing.

 

There, now that we have the pros and cons laid out, how does that solve our problem?  Well, the biggest issue is the two mortgages.  If you simply won't qualify to carry the old house and the new house, the decision is made for you right there:  Sell first. You'll be risking your deposits  if you can't sell your home fast enough.  But if you can carry both the houses, at least for a little while, which makes sense?  You have to follow your own sense of Risk-Tolerance, but basically I would recommend that if you have a home that is in demand, and likely to sell quickly if priced right, then you should buy first. In a good market, you can certainly consider buying first!  In a slow market there's more risk. If you have a home that is not in demand, then you should sell first, as a few months could quickly turn into something much longer. 

 

So how do I know if my home will sell quickly, and at what price?  Well, that's where it makes sense to bring in someone who can look at the data of similar homes in your area and let you know what "quick" is, and what an "attractive" price is.  Usually, that's your local real estate agent.  It's a big deal though, and a mistake can cost thousands (or ten's of thousands) and be stressful to boot, so make sure you've got your local expert well qualified.
