The Clinton Homes For Sale Market Report

Looking at the HSI, it's hard to argue that anything is wrong with the Clinton real estate market. It has steadily improved while we've been tracking, and is at its high as we round out the spring data. Similarly, the number of homes for sale is near it's lows. With all that going on, what has happened with prices? They look like they have fallen off the map.

It looks bad, but there isn't a ton of data - about 60 sales, and flipping through them, there's been a high proportion of distressed sales coming through. This indicates investors are coming in, seeing opportunities to do tear downs and the like. It's been impacting the data, but it looks to me like the previous high in $/ sq foot was also juiced a little bit, for reasons I'm not clear on. What are we to make of this? Well, it will take a few more periods to work it out. If the investors are right, that will encourage more distressed sales, but at higher prices, as owners who need to get out from under the properties do so. Certainly though, the investors willing to take risks is a positive.

 

What should active home buyers do in Clinton?

Be wary of aggregate price data! As pointed out - it's not clear where the true market level is, as the data is very noisy. That means Zillow and Trulia won't have it right either, so make sure you have a very solid understanding of what's going on in the market.

What should potential home sellers do in Clinton?

It looks to me like the market has bottomed, and continues to tighten. I think prices will continue to move up over the next year or so. Things have moved well, but if you need your valuation to be more, sit tight! Let's check back in this winter and see how the spring will shape up.
