Marlborough shows that buyers are being discriminating, but I'm not sure how much longer they will be - the number of homes for sale is awfully low.

What should active home buyers do in Marlborough?

Well, the listings that are out there aren't popular - they've been on the market for over 3x what the homes have sold for. That's a lot, and it means the buyers have really worked over the market very carefully in the last few months. So be aware that if you do find a home that checks all the boxes, it may be expensive - make sure you get the price down to where it needs to be.

What should potential home sellers do in Marlborough?

The market looks like the spring will be very good for sellers in Marlborough. Certainly, desirable, good condition properties will receive lots of attention and will probably be able to reach for prices. But even mid condition homes are going to get good traffic and will get offers at fair prices. This is the best market for sellers since we've been tracking, and I'd expect prices to start moving up this spring.

  • There are 40 homes listed as For Sale.
  • There have been 151 houses sold in the last 6 months, and 77 homes sold in the last 3 months in Marlborough.

  • The Average number of Days on Market was 67 days for just SOLD homes.
  • There is an Average Market Time of 230 days of the Marlborough homes For Sale (currently for sale).
  • The amount that was paid in Dollars per Square Foot averaged 172 (vs. 172 in the last report)
  • Current sellers are looking for $ 182 /sq. foot
  • There was an Average 0 properties advertised as lender owned or foreclosure (typically foreclosure) .
  • There are 4 properties advertised as a short-sale is going to be needed by the lender.
