Oh boy. Key elements I see here are declining inventory and a rising HSI. Even though prices have fallen a bit here in Medfield, really they've just stabilized around the recent high. With inventory at an all-time low, I don't think we're going to see any price pull back in the spring at all. Maybe just the opposite.

 

What should active home buyers do in Medfield?

Look now, and make sure you aren't being too picky about what you want. The sellers aren't asking crazy prices, at just $274, and it's likely you're going to pay more than last falls $259K. If there's a big gap between what the sellers are asking and what you want, now is the time to start researching other towns that are a closer fit. Don't "hope and pray" that the right house at a below market price is going to come your way, with demand like this, it'll get bid up in heartbeat and you'll be right back on the buyer treadmill.
