Sudbury prices have pushed ahead - but I wonder if after the spring data if price stability is in the cards. Can you see why I might say that?

It's because inventory is rising at a surprising rate. At some point, no matter the town, rising inventories generally have impacts on the prices that home sellers can get. The interesting thing here though, that we've seen in other towns, is that the luxury segment is the one that is stalling. In Sudbury, only 29 of the 80 properties on the market are under 800K, so a stunning 51 out of 80 are over that mark. A little less than half the market is over a million. This market is now very competitive, and homes in this segment that need work are going to need to make serious price adjustments to move. Not just in Sudbury - but in other locals as well.
What should active home buyers do in Sudbury?
Home buyers under 800K should recognize that the market is moving extremely fast. Prices are moving up quickly, and inventory of these homes remains scarce. Above 1M, there are far more choices- and the buyer can be more discerning. Luxury buyers should be aware about capital improvements in these larger homes, and be aware of the costs that can quickly add on to the purchase price. A/C, roofs, septic systems, exterior painting, windows all should be evaluated with competitive properties. A home that looks cheap on paper, might be quite expensive, as capital expense grow with the home.

If you are under 800K, the demand will help you get sold. Virtually all property can be sold in this price range. Above 1M, 1.2M, you should validate that you know your competition - and where you stack up. Not just in Sudbury, but surrounding towns as well. This glut may get worse, before it gets better, as we are seeing it in multiple locations at this juncture.
