Analysis of Housing Market Statistics

Shrewsbury, Massachusetts:

Well we see some similarities to the other postings in Metrowest.  A quick look at the active flag properties though show that the sales will continue for the next couple of weeks or so, so the actives are going to start coming back down.  As noted in other towns, we have a big jump in the number of houses for sale, but we've also seen a really big jump in the last three months sales (jumping from 56 to 95).  What matters from here on out is how long those sales keep trucking.  We've noticed a lot fewer showings in June, so we'll likely see few closings in July, but it's still early to make that call for sure.  I think things will get very interesting in August - sellers who didn't sell are going to have to cut prices or leave the market - and it should be interesting to see how that plays out for buyers.  Only one Foreclosure in Shrewsbury, so if you're waiting for a nice house to come to auction, you should probably change your strategy.  There's a few short-sales - they might make sense if you can wait around for a decision from the banks.
