The Sudbury Homes For Sale Market Report
Oh, Sudbury, how does thee housing market fare? It fares pretty close to what I've seen throughout the fall. Tight inventories, continued buying pressure, and price pressures. Here's the chart:
Look at the green line (actives) and how quickly it has fallen to a new low. We're 25% below where we were last year, and last year was tight. More interestingly, the pendings are under represented here - there's even less than the meager amount shown on the chart.

We do see a interesting bit of data. The six month sale tops out at over 150, but the last 3 months (about half) are showing just 50 sales. That's a much slower pace than the late spring place from last year, and it's the primary reason that the Sudbury HSI only moved up four points. Home Buyers are still buying - slowly - but the home sellers are not coming on to the market this fall, and that is squeezing home buyers. I expect any new listings to really receive outsized attention this spring. New buyers will be coming in, and old buyers are still circulating. Should be pretty interesting, assuming we're not all under 3 feet of snow of course.
