Analysis of Housing Market Statistics
Sudbury, Massachusetts: Well, the sellers have returned to Sudbury. Some interesting notes: The days on market for Active homes dropped, but that's primarily because 30 new houses - almost 25% of the market - has come on since the last report, so it's not all that positive a development. That number is projected (by me), to grow. Market time for Solds was basically unchanged. The new inventory has really flooded the top end, probably with numerous sellers who are going to sit and wait for a buyer. If they don't that's really good news for Sudbury and the rest of Metrowest. Even though the average sales price is in the mid 600's, over half the Sudbury inventory is above 850K. That looks like too much inventory to be competitive for sellers in that segment even going into the spring. That means that buyers should have good selection, but should be wary about pricing, as it is likely price reductions are in order for more than a few homes in that segment. If you're thinking about bargain hunting in Sudbury, well the news is not so good. Under 650K, the active market time is under 140 days, and the Solds are under 100 days, with sales outpacing actives 4:3. That is a very, very tight market, and buyers will need to move fast and know what they want to be successful.
