Sudbury Housing Market Statistics Overview
On the surface, one would think the Sudbury Market is looking better for sellers, but we go deeper in the numbers to show that is not case. Although 50 homes have left the market, we can see that most of them have left the market because the sellers have stopped selling them - not because they were bought. The fall sales numbers for Sudbury are actually terrible, having dropped almost in half since the last report. Market time is up a bit, just showing additional sluggishness. Both foreclosures and short-sales are down sharply, which is good news.
On the plus side, there are some pending sales, so it seems to me that things will improve for sellers as soon as the first of the year comes around. And with a $/sq foot of $220, sellers are still doing well in Sudbury.

As noted before, Sudbury remains a two-tier market. Ultra Luxury is still very competitive, with over 40% of the market crowded up above 900K. The average home in this segment is taking 8 months to sell - a much longer buying cycle than the rest of Sudbury.
