Analysis of Sudbury Housing Market Statistics
Sudbury has cooled off slightly, and is not seeing the same demand as Natick and some other really hot towns. This is largely due to the larger than expected number of homes for sale. But don't read much into that, the market is pretty healthy, showing a huge jump in the average sale price, which demonstrates solid sales across all price levels of an expensive town of Metrowest. The days on market for actives is starting to get a little long - and momentum is showing softening as we head into fall - so there should be a good round of price changes coming up. As noted before, the sub 700K market in Sudbury is much stronger than the luxury and Million Plus market. Buyers need to be more aggressive with seeing and bidding on property in the lower levels in Sudbury as there is much more competition. No real change in the foreclosure or short-sale numbers.
