The Westborough Homes For Sale Market Report
If you look at the headline HSI number, at 91 in this report, we might think that Westborough is cooling off. But is it really? A closer look at the underlying data shows that with just 45 actives - a new low - sales numbers have to fall off as there simply isn't anything for home buyers to buy!
Reports like this always make me nervous in December - I worry the market will be too tight, too frothy, for my buyers. Hopefully, this year, like last, sellers will come out early in January and Feb and we'll have a nice long selling season. We will see though, weather is always a factor, and a deep run by the Patriots could also slow things down (yes, the football season impacts the real estate season!).
The chart shows sales and actives falling, and as a result, the HSI normalized around 90 - still very strong for sellers.

Metrowest markets are now going to see buyers pay a little more - to stop looking a little bit sooner. Competitively priced neighborhood properties are going to move very quickly. Buyers might be sleepy in January, but I think we're going to see quite a bit of activity.
