The report for Berlin MA gives us the first peek at a quieter part of Metrowest. Story remains the same. Remember, Berlin is a very small town, so the numbers can jump around a bit, and we have some of that in this report.

Clearly, with only six (six!) houses on the market, one needs to be be pretty careful when evaluating anything statistically. But the HSI is around 150, so things can't be too bad, for sure. Things in fact are very good for sellers, with so little competition. Lack of competition makes it hard for buyers to compare properties, and that can be very favorable for sellers in certain cases. Note that $/sq foot has taken a sharp fall in this report. It may seem that things are getting cheaper, but rather I would suggest that the previous report contained a few outliers that pushed the number up. Year over year, the $/sq foot is still up over 10%, and that is in line with what we are seeing in other markets.
