Homes For Sale in Hopkinton Market Report

Pop Quiz! If I said that the number of home sales in Hopkinton had declined by 25%, would you think that is bad or good for home sellers? If you answered that it would be bad, you would be wrong. If you answered that it was good, you are also wrong.

Changes in the volume of home sales, also known as transaction volume, don't necessarily tell you squat about what is going on in the market as far as prices or underlying demand. That doesn't stop most news outlets from quoting you the actual transaction numbers. "Housing starts are up 3% this March vs. a year Ago" or "Existing home sales fell this November by 10%". These numbers, in isolation, are pretty much meaningless. When you combine transaction volume with a look at the number of units on the market however, you get some real actionable information. And that's what we have here.

 

Hopkinton actually saw the HSI go up in this report, even though lower sales transaction volume should push it down. Why? The number of active properties for sale fell too - even faster than the transactions. With so few homes for sale, sellers remain in charge in Hopkinton, and thus the HSI stays quite high. We also see prices up some more, which means they are now up 14% in just two years.

  • There is an Average Market Time of 232 days of the homes For Sale (currently for sale).
  • The amount that was paid in Dollars per Square Foot averaged $208 (vs. $203 )
  • There was an Average Sold Price of $547,097 for sold homes.
  • Hopkinton, MA, has 1 properties (vs. 0 in the last report) advertised as lender owned/foreclosure (typically foreclosure) .
  • Hopkinton has 3 properties (vs. 2) advertised as a short-sale is going to be needed by lender.
