Homes For Sale in Marlborough Market Report
The first report in February sticks with the existing trends for the most part. What continues to be the most important line on the charts is the inventory line, which tracks the numbers of homes for sale on the market. In Marlborough, it's at a new low: just 50 homes, down two-thirds from when we started tracking. For home buyers, that's not good!

But for home sellers, it's very good! And it often works that way. All the market numbers are trending the way of sellers, but we did see a flat reading on home prices (down $1), which I still thought would have been up.

Marlborough for sure has not run up as much as all the towns that surround it. Sudbury, Southborough, Northborough have all had good price runs. That means despite the competition, buyers may still want to look at Marlborough for value, as it is likely to go on a run this year. With out more inventory, there are serious price pressures for sure in Marlborough.

- There was an Average Sold Price of $326,666 for sold homes.
- Marlborough,MA, has 3 properties (vs. 6 in the last report) advertised as lender owned/foreclosure (typically foreclosure) .
- Marlborough has 1 properties advertised (vs. 3) as a short-sale is going to be needed by lender.
