I was anxious to see the Medfield report; as it is one of the towns furthest East, to see if there's any changes on the Horizon for Metrowest. Short Answer: Nope.

What we've got here is more of the same. Falling sales transaction volume, but inventories of homes for sale are falling just as fast. Meanwhile, sales pressure doesn't look to be softening too much, as the days on market for solds actually fell down to a fast moving 89 days.

I broke out the price changes in Medfield in a separate graph. There was some settling of prices, but we are still up sharply from a year ago. It is worth noting, though, that this has been the sharpest pull back that I think we've seen so far this year.

With an HSI of "only" 118, one of the coolest markets in Metrowest, I might say that things were headed in a different direction. But it's the lack of inventory - at a record low in this report, that remains the story. Only if that picture changes will we really know if last year was a complete anomaly.

- Medfield has 0 properties advertised as a short-sale is going to be needed by lender.
