Homes For Sale in Medfield Market Report

I was anxious to see the Medfield report; as it is one of the towns furthest East, to see if there's any changes on the Horizon for Metrowest. Short Answer: Nope.

 

The HSI is still near its peak, while the number of properties for sale

have fallen 50% from two and a half years ago.

What we've got here is more of the same. Falling sales transaction volume, but inventories of homes for sale are falling just as fast. Meanwhile, sales pressure doesn't look to be softening too much, as the days on market for solds actually fell down to a fast moving 89 days.

 

Prices are still up, but not as much as they were.

Harbinger of things to come or seasonal swing?

 

I broke out the price changes in Medfield in a separate graph. There was some settling of prices, but we are still up sharply from a year ago. It is worth noting, though, that this has been the sharpest pull back that I think we've seen so far this year.

With an HSI of "only" 118, one of the coolest markets in Metrowest, I might say that things were headed in a different direction. But it's the lack of inventory - at a record low in this report, that remains the story. Only if that picture changes will we really know if last year was a complete anomaly.

  • There are 32  homes listed as For Sale.
  • There have been 70  houses sold in the last 6 months, and 34  homes sold in the last 3 months in Medfield.
  • The Average number of Days on Market was 81 days for just SOLD homes.
  • There is an Average Market Time of 169 days of the homes For Sale (currently for sale).
  • The amount that was paid in Dollars per Square Foot averaged $246  (vs. $255 )
  • There was an Average Sold Price of $672,048 for sold homes.
  • Medfield ,MA, has 1 properties (vs. 1 in the last report) advertised as lender owned or foreclosure (typically foreclosure) .
  • Medfield has 0 properties advertised as a short-sale is going to be needed by lender.
