Homes For Sale in Natick Market Report

I enjoy doing the Natick reports. The only problem is I don't like to be WRONG, so I try to avoid it as much as possible. Natick keeps making me look pretty dumb, for a simple reason.

 

The market keeps getting tighter. Despite what should be possible, each report since May 2012 has shown an increase in the HSI, and it's not like it started at a low base. Here's the chart, and yep, we set another all time, all town record. 321 for the HSI, so we have broken the 300 barrier. YIKES. Pretty amazing. Let's see if they can beat it next time (hint: no way).

If you're wondering why Natick set a record, it's because of the inventory. With active homes at just 25, (only 1/4 of what they were in 2011), there's nothing to buy. What does come on, goes right off. At 50 Days on Market for solds, that's pretty unbelievable too.

What doesn't make sense is the slow pace of price rises in Natick. Prices are up, but not as much as they should be, and it is very strange to me why sellers are not pushing the market up. Natick sellers! These numbers say you are leaving money on the table!! (Why would you do that???) Ah well. We'll see if they listen this time.

  • Natick‘s “Home Seller Index” (HSI):321 Last Report: 284
  • There are 25 homes listed as For Sale.

    The lack of rising prices has me puzzled in Natick.

    They are going up - but not fast enough to level out the

    demand.
  • There have been 215 houses sold in the last 6 months, and 117 homes sold in the last 3 months in Natick.
  • The Average number of Days on Market was 50 days for just SOLD homes.
  • There is an Average Market Time of 106days of the homes For Sale (currently for sale).
  • The amount that was paid in Dollars per Square Foot averaged $264 (vs. $262)
  • There was an Average Sold Price of $542,965 for sold homes.
  • Natick, MA, has 0 properties advertised as lender owned or foreclosure (typically foreclosure) .
  • Natick has 0 properties advertised as a short-sale is going to be needed by lender.
