Homes For Sale in Northboro Market Report

Northborough checks in with some disappointing news for sellers (It's so hard to follow Natick....). The market has pulled back from it's late resurgence this year. Prices have pulled back a bit, and homes are sitting around a smidge more. Combine that with falling transaction volume, and we have a 30 point drop in the HSI.

Now let me be clear: The market isn't BAD for sellers. It's just not as good as it is in many of the other towns in Metrowest. What that means to me is that Northborough is likely to remain one of my "top value" spots in 2014. There's a lot to like in Northborough !!! (See previous posts for more info). 

And with prices not having run up as much or as fast as the neighboring towns, it remains a solid value for buyers who should put it on their home search map.

 

 

Northboro Houses For Sale and Sold Market Statistics - Raw MLS Data

 

  • Northboro‘s “Home Seller Index” (HSI): 127 Last Report: 166
  • There are 33 homes listed as For Sale.
  • There have been 89 houses sold in the last 6 months, and 42 homes sold in the last 3 months in Northboro.

    Homes in Northboro won't break the bank

    this year.  They remain good values and a recommended

    buyer location.

  • The Average number of Days on Market was 98 days for just SOLD homes.
  • There is an Average Market Time of 156 days of the homes For Sale (currently for sale).
  • The amount that was paid in Dollars per Square Foot averaged $189 (vs. $195)
  • There was an Average Sold Price of $393,046 for sold homes.
  • Northboro, MA, has 0 properties (vs. 1) advertised as lender owned or foreclosure (typically foreclosure) .
  • Northboro has 1 properties advertised (vs. 1) as a short-sale is going to be needed by lender.
